The lot being offered includes five operated leases, all operated by Grayhorse Operating, Inc. of Tulsa, OK, and including 12 producing oil wells and 2 salt-water disposal wells. These wells produced 46 BOPD during February 2026, and produce such oil at a shallow decline rate, in the range of 3-4 % per year, and have done so for approximately 30 years.

The interests being sold were purchased in two separate transactions; one in which the working and net revenue interests were purchased, and a second in which the ORRI was purchased.

Operating costs vary monthly depending upon the frequency of various well work requirements, such as rod, tubing, and pump repairs and replacements. The operator regularly examines operating costs, and compares them to historical norms. In recent conversations with the operator, it was indicated the ten-year average 8/8ths monthly operating cost for each lease is as indicated in the following table. Bidders will note that in some recent months costs have been higher than those averages, and production has increased accordingly.
