What are net mineral acres?
Net Mineral Acres (NMA) means the net mineral acreage attributable to an owner after applying the owner’s fractional mineral interest.
What to know
- NMA measures an ownership quantity, not production.
- Gross acres and mineral fractions must refer to the same tract and interest.
- Acreage arithmetic does not establish title.
Net mineral acres express a fractional interest
Net mineral acres translate a fractional mineral interest into an acreage quantity. The starting point is the gross acreage of a defined tract and the mineral ownership fraction that applies to it. Keeping those inputs together makes the number auditable rather than treating “net acres” as a free-standing property description.
The distinction between surface and mineral ownership matters: owning the surface does not necessarily establish the minerals owned beneath it. The Texas RRC · Mineral and surface ownership describes that distinction in Texas. Apply the documents and law of the property's jurisdiction when identifying the interest.
Why it matters
It expresses the quantity of mineral ownership being valued or conveyed.
How to check the calculation
For a uniform fractional interest across a tract, the calculation is gross tract acres × fractional mineral ownership = net mineral acres. If the interest changes between tracts, calculate each separately before combining compatible results. Keep the legal description beside every input.
This is an arithmetic relationship, not an appraisal. Do not substitute a royalty fraction for the mineral ownership fraction. Do not apply a fraction that covers only a particular depth or formation to all minerals without checking the conveyance. If an acreage schedule and deed disagree, resolve the underlying description before relying on the total.
NMA, royalty share, and revenue interest answer different questions
| Term | Question it addresses |
|---|---|
| Gross acres | What acreage is in the described tract? |
| Net mineral acres | What mineral ownership quantity does the stated fraction represent? |
| Royalty interest | What right to production proceeds is reserved or conveyed? |
| Net revenue interest | What share of revenue is attributed after applicable burdens? |
NMA cannot be converted to a payment decimal without additional information about the lease, pooled or unitized acreage, and applicable allocation terms. NARO Texas · Mineral rights and royalty owner FAQ provides mineral-owner terminology and distinguishes acreage from revenue interests.
Where the evidence comes from
Start with the recorded deed or other conveyance, the legal description, reservations, and the ownership chain. An inheritance document or later conveyance may explain why the current fraction differs from an older lease. A land schedule is useful for organizing this evidence but is not a substitute for it.
A drilling permit map can help locate activity near the tract. It does not certify the owner's NMA. When reviewing an offer, ask whether its acreage basis includes every tract and whether the offered interest matches the documents. Keep questions about mineral ownership separate from questions about the well's production.
What an NMA figure does not establish
An acreage total does not establish producing status, reserves, market value, or a future royalty amount. Equal NMA totals can describe different minerals, locations, depths, and lease situations. The term also does not mean net royalty acres; a proposed transaction should state which measure it uses.
Use NMA as a checked input to a property review. If the seller's number cannot be reconciled to a tract and fraction, identify it as unresolved rather than filling the gap with an assumed ownership percentage.
Research checklist
- Match each acreage entry to its legal description.
- Identify the mineral fraction and any depth or substance limits.
- Reconcile conveyances and reservations before calculating totals.
- Keep acreage, royalty, and revenue decimals separately labeled.
